There is an interview of Mr. Khushru Jijina- Head of Piramal Fund Management, which I think is quite informative. Mr. Jijina talks about the state of real estate market in India, high real estate costs, problems faced by developers and the importance of choosing the right counterparty amongst many other things.
What he says carries a lot of weight for 2 reasons : (1) It makes a lot of sense ; and (2) He manages close to 21,000 crs of assets, most of which is invested in Indian real estate through different financial products. He has put his money where his mouth is.

Tone is of typical arrogant builder. Talks about tax breaks from govt, more incentives but nothing about end customer who pays money.
Irony is He says that he got 24% IRR and at the same time says margins are low
